Included Equipment
Each Pawlor & Co suite includes a professional grooming table, commercial-grade bathing system with ramp, and all utilities. Groomers need only bring their personal tools, high velocity dryer, grooming products, and business essentials.
Qualifications
Formal certification isn’t required in California, but professional experience, and grooming education are strongly recommended. Pawlor & Co offers resources for business licensing, insurance, which our required at time of signing lease and by law.
Business Setup
To legally operate your business, you’ll need to establish a legal entity (e.g., LLC), obtain a business license and EIN, set up a business bank account, and acquire appropriate insurance. We offer guidance to help simplify this process.
Insurance Requirements
General liability insurance is required to rent one of our salons, and depending on your services, you may also need professional liability or care/custody/control coverage. We can connect you with pet industry insurance providers.
Service Pricing
Grooming rates in Folsom typically range from $70 to $150 per session. Other pet services like training or photography may start at $50 to $300. As an independent professional, you control your pricing.

Suites range from 80 to 100 sq ft and include ergonomic layouts, grooming equipment, high-speed WiFi, keyless entry, and all utilities.

You're welcome to personalize your suite with branding, decor, and displays, provided changes don’t affect the structure or provided equipment.
Scheduling & Client Management
You manage your own appointments, services, and pricing using your preferred booking system.
Reception & Shared Areas
Our locations feature welcoming common areas. While you run your own business, the space maintains a professional and cohesive client experience.
Parking & Accessibility
Each location is designed with accessibility in mind and offers parking options based on property specifics.
Flexible Lease Terms
We offer flexible rental agreements with a 90-day minimum and 30-day notice to vacate.
Suite Sharing
Suite sharing is possible upon approval and with proper insurance coverage for all parties. Both parties must be on the lease agreement.
Safety & Maintenance
Our facilities include 24/7 surveillance, secure access, pet-safe flooring, and quick-response maintenance support.
